WHAT WE FIND

The draft usually isn't the door

Sweeps, seals and strike plates fail first

A cold hallway sends most people shopping for a new entry door. Nine times out of ten the slab is fine and the problem is a worn bottom sweep, compressed weatherstripping, or a frame that has drifted out of square and no longer compresses the seal evenly. All three cost a fraction of replacement.

When the frame is rotted or the slab is warped, we’ll say so — but we check the cheap causes first.

FAQ

Door questions homeowners ask us

01. My door is drafty. Do I need a new one?

Usually not. A worn bottom sweep, compressed weatherstripping or a frame that’s drifted out of square accounts for most drafts, and all three cost a fraction of replacement. We check those first and say so if the slab genuinely needs replacing.

Fibreglass, for most homes — it doesn’t warp, swell, rot or rust, insulates better than steel or wood, and handles the temperature swing from −25°C to +35°C without complaint. Steel is cheaper but dents permanently. Wood looks best and needs refinishing every three to five years.

Almost always. Sticking sliders are usually worn rollers, a dirty or bent track, or rollers that have dropped out of adjustment. All three are repairs, not replacements.

$1,200 to $3,500 for a standard single door. Adding sidelites, a transom or a double-door configuration moves the range to $3,000 to $8,000. The slab itself is often less than half the total.

Sometimes — a slab-only replacement works if the frame is square, sound and matches the new hinge and lock positions. In practice most frames of replacement-worthy age have their own issues, and a pre-hung unit gives a properly sealed assembly.

Yes. Emergency board-up goes out the same day to secure the opening, with the permanent repair — frame, slab, hardware and reinforced strike plate — scheduled after.
