The seal failed, the frame is probably fine
Condensation between the panes means the sealed unit has failed. The frame, the hardware and the operation are usually in perfectly good shape. In most cases we replace the glass alone — the frame stays in the wall, no drywall gets touched, and the cost is a fraction of full replacement.
Full replacement is the right call for rot, warping and single-pane windows. We’ll tell you which one you’ve got.

In most cases, yes. If the seal has failed but the frame, sash and hardware are sound, we replace the sealed unit alone — no frame removal, no drywall repair, and a fraction of the cost of full replacement.
The seal around the insulated glass unit has failed and moisture has got in. It’s a sealed-unit failure, not a cleaning problem — no amount of wiping reaches the inside face. The insulating value drops noticeably too.
Yes. Installers work one opening at a time, so the house is never fully open to the cold. Winter often brings better availability and shorter lead times than the spring rush.
It makes a real difference for noise and for rooms that never feel warm, and it’s worth it on north-facing walls or near busy roads. On a well-sealed south-facing wall the return is thinner. It adds roughly 10 to 15% to the unit cost.
Cutting the opening to code size, installing the window and fitting a window well with proper drainage. Ontario code sets minimum dimensions and sill height for a legal basement bedroom. Expect $1,500 to $3,500 depending on whether the foundation needs cutting.
